Location and Transport:
The house is in a very modern development, very close by West Silvertown DLR station (5mins walk) for quick and easy access to Canary Wharf (10mins) and Central London (20mins. Easy walking distance to Royal Victoria Dock or Custom House (just across the dock) and also the Emirates Air Line (cable car), which gives quick and easy access to North Greenwich and the 02 Arena (and great views!). The Elizabeth Line is also available from Custom House for direct access to Central London.
Quiet, pleasant and safe local area. Close by to the amenities of the Royal Docks (Tescos, coffee shops, cafes, restaurants and convenience stores). Royal Docks themselves very picturesque with promenade walk way around the perimeter. There are even more amenities in the nearby shopping centers of Canary Wharf or Canning Town.
The House and Rooms:
The house shares large communal kitchen diner. Contains all mod cons (dishwasher, washing machine, 2 fridge freezers, microwave etc) and a breakfast bar. The lounge has a large flat screen TV, and comfy sofa chairs good for getting together with housemates. The house also has a large outside patio and garden, great for the summer months.
The Double Room overlooks the rear garden and is very peaceful. This room shares a bathroom with one other housemate only (other rooms have private facilities).
Rate:
ALL bills included in the price so only pay one amount. This includes all utilities, council tax, and unlimited access to high speed broadband (wifi). There is also a fortnightly cleaner than will clean all the communal areas.

This is a professional house-share so we can therefore only consider working professionals. We are looking for a similar and friendly housemate to fit into the house since we value a harmonious and friendly home.
During the tenancy (payable to Greens Lettings Ltd ‘the Agent’):
* Payment of up to £90 for any changes on the tenancy
* Payment of up to £65 for the reasonably incurred costs for the loss of keys/security devices.
* Payment of rent lost due to the unforeseen void period and £250 plus VAT for early termination of the tenancy

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.
The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.
A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.
By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.
If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
